Oversight Management Services FAQs

What is included in Oversight Management?

Oversight Management is designed for non-rental property owners who want trusted, professional care for their vacant or periodically used homes. We offer services like:

  • Routine inspections (monthly, quarterly, or one-time)
  • Storm preparation and post-storm inspections
  • Contractor and vendor coordination
  • Special project oversight
  • Detailed reports with photos and notes


How do I choose the right inspection frequency?

It depends on how often your home is used and your personal comfort level.

  • Monthly: Best for seasonal or luxury properties that require consistent monitoring
  • Quarterly: Ideal for homes with low usage or limited systems
  • One-time: Great for pre-arrival, post-departure, or special circumstances

We're happy to make a recommendation based on your property's needs.


Do you enter the home during inspections?

Yes. Each visit includes an interior and exterior inspection unless otherwise directed. We check for signs of leaks, HVAC function, pest issues, appliance performance, and general condition. We also monitor for unusual activity and weather damage.


Will I receive reports from each visit?

Yes. After every inspection, we provide a detailed digital report, including:

  • A checklist of items reviewed
  • Notes on any issues found
  • Photos for documentation and peace of mind


Can you manage contractors or service vendors?

Yes. We’ll coordinate with your existing providers or recommend trusted professionals from our network. We’re available to unlock the home, supervise work, and provide updates—billed either hourly or per service depending on your plan.


Can you help with projects like remodels or upgrades?

Absolutely. We offer special project oversight for renovations, upgrades, or seasonal prep work. These are custom-quoted based on project size and involvement.


What if there’s an emergency or storm?

We offer storm prep and post-storm checks as part of our oversight services. If an emergency arises, we’ll contact you immediately, secure the property if needed, and dispatch trusted professionals. Emergency visit fees may apply based on response time and scope.


Is this a property management agreement?

Not quite. Oversight Management is a non-rental service agreement. We don’t handle leasing, rent collection, or tenant issues. Instead, we focus on home integrity, maintenance, and owner peace of mind.


How are payments structured?

We offer three options:

  • Monthly oversight (flat fee based on square footage)
  • Quarterly oversight (discounted multi-visit rate)
  • One-time services (priced per visit)

Special projects and coordination services may be billed separately.

  • A property profile form
  • Initial scheduling options for your first inspection

Once your account is active, you’ll receive updates through your secure Owner Portal.
