How do I pay rent?
You can pay rent securely through your online Resident Portal using ACH, debit, or credit card. We recommend setting up automatic payments to avoid late fees.
When is rent due, and is there a grace period?
Rent is due on the 1st of each month. A grace period may apply based on your lease terms, but late fees will be charged if payment is not received by the due date listed in your lease.
How do I submit a maintenance request?
Log into your Resident Portal and click on “Maintenance Request.” You can describe the issue and even upload photos. For after-hours emergencies, call our 24/7 emergency line listed in your lease or portal.
What qualifies as a maintenance emergency?

Can I paint, install a satellite dish, or make changes to the property?
Any modifications must be requested in writing and approved in advance. Unauthorized alterations may violate your lease and result in charges at move-out.
What should I do if I’m locked out?
If during business hours, call our office for assistance. After hours, you may need to contact a local locksmith at your own expense unless otherwise outlined in your lease.
How do I renew my lease?
We’ll contact you 60–90 days before lease end with renewal options. If you intend to renew, you'll sign a new lease through your portal. If you plan to vacate, you'll need to give proper written notice as outlined in your lease.
What happens if I want to move out early?
Breaking a lease early may involve early termination fees as defined in your lease. Let us know as soon as possible so we can review your options together.
How do I get my security deposit back?
After you move out and return keys, we’ll complete a final inspection. If the property is left in good condition with no damages beyond normal wear, we’ll refund your deposit (less any deductions) within 30 days, per South Carolina law.
Can I get a copy of my lease and payment history?
Yes—everything is available in your online Resident Portal. You can download your lease, payment history, maintenance records, and more, 24/7.
